Prior to Fain Signature Group, every generation of the Fain Family has been instrumental in building Lonesome Valley.
One square mile of Fain Land & Cattle Company grazing land is given to the Town of Prescott to be used for the airport.
Portions of Rafter Eleven Ranch are sold to the state highway division for 10 cents on the dollar to ensure that 69A would reach from Cordes Junction to Prescott through Dewey-Humboldt and Lonesome Valley.
Section 14, a square mile of grazing land is purchased from the AZ State Land Trust, originally leased as Rafter Eleven Ranch grazing area, for the vision of creating a Downtown for Prescott Valley residents with shopping, dining, and entertainment establishments for the gathering and building of a community.
Understanding the need to ensure the quality and amount of water that would be required for a growing valley, Norman and Bill started developing the local water resources which would later be integrated as the Town of Prescott Valley's public works program.
As a joint development project, the Prescott Country Club was developed on part of Rafter Eleven Ranch which included Prescott East Residential and Lake Valley School sites.
The Lynx Creek Rock Quarry was created to provide essential materials for construction and roads in the region.
Situated on the East side of State Route 69, the Town and Country Industrial Park includes businesses such as Ace Hardware, Discount Tire, and more.
A 400 acre RV park and clubhouse was designed to address the increasing winter and summer visitors finding Central Arizona their home away from home.
In 2006, Fain Signature Group and partners developed a 280 acre master-planned community of mixed residential options in Dewey-Humboldt known as "Arizona's Country Town." Quailwood brought more than 1190 single-family homes and townhouses to the area.
When a small community located between Prescott Valley and Prescott needed water, Bill Fain’s Shamrock Water Company and the Town of Prescott Valley ran 8" water lines to service this area.
To bring well-paying jobs and services to the area, over 148 acres of ranch land is purchased and rezoned to M1, M2 and C3 to provide opportunities for light industrial business to locate in Prescott Valley— bringing many more jobs to the region. Big Sky is home to Superior Industries, Ace Hardware Distribution Center, Hensley Beverage Distribution, Lockheed Martin, Amazon Distribution, Coors, and others.
In 1988, Safeway moves across from its original spot south of 69 to 12 acres in section 14 (Town Center), and is turned into the latest and greatest Safeway Center.

20 acres in the heart of downtown is gifted/sold to build a memory care facility adjacent to the Yavapai Regional Medical Center and other medical facilities helping ensure senior care services are available to Verde Valley families.
20 acres are gifted to the Town for the new Civic Center Campus with town offices, police, and fire departments, and a library.
Located just north of the Rafter Eleven Ranch Homestead, FSG set aside 100 acres on county land to develop an industrial park for creating higher paying jobs and land for the industrial businesses moving in to the area. It was eventually annexed into the Town of Prescott Valley.
The industrial park is now home to Donaldson Trucking, Devine Diesel Fleet Services, Goettle Hight Desert Mechanical, Dewey Drilling & Pump, West Direct Oil, Hoist Towing, Yavapai Metal Recycling, Granite Mountain Design/Development, Foxworth-Galbraith, Trafficade and more.
20 acres are gifted to Bradshaw Mountain High School for a new campus.
In July 1998, the Fain Signature Group, along with Mr. Contadino of Universal Homes, formerly Del Webb, formed the Granville Development Company, Inc. of Prescott Valley. This partnership undertook the development of a 1,200+ acre master-planned community. It was the first in the county for the then already growing need.
The first fair was held on October 27-29th in 1913 at the Dougherty Tract near Prescott. The County Fair was later moved to its present location on gifted/sold land of the Fain’s in 1999.
An 800,000 square foot facility in Big Sky Industrial Park is purchased and goes on to employ 280 local residents and create an annual revenue of $210 million.
Bensch Ranch is designed as 549 acres of master-planned, ranch-style living. The one-half to one acre lots are surrounded by 180 acres of preserved open space next to Big Bug Creek, and a 15-acre riparian park for nature watching, hiking, and more.
Formerly Glassford Hill Apartments, Tapestry at Granville was Fain Signature Group's first luxury apartment option for the Verde Valley area in the 2000’s. The project has a townhouse-feel with two-stories and plentiful green spaces and amenities.
This regional marketplace sits on 50 acres flanking the west side of Glassford Hill Road across from the Town Center. The marketplace is anchored by Kohls and Walmart along with the most popular food and retail tenants within walking distance to a growing urban downtown.
Formerly the Prescott Valley Event Center, the Findlay Toyota Center is a $35 million multipurpose facility located in Prescott Valley, Arizona. The project continued the vision of creating Prescott Valley's Downtown area. The arena seats approximately 5,100 for hockey, soccer, and football and up to 6,200 for concerts.
The Rafter Eleven Ranch Town Center brings a pedestrian and main street experience with theaters, restaurants, Class A offices, multifamily apartments and mixed-use projects, hotels, community parks and gathering spaces, personal services, banks, to Downtown and is anchored on the north end by the Event Center.
In 2017, Homestead Apartments were envisioned as a Legacy project for FSG. Homestead is a 214-unit, luxury apartment complex on 9.44 acres in the center of downtown.
In 2020, Fain Signature Group created a team to bring to market a much needed housing project for the community of Cottonwood. The project is situated in the heart of town near many employment opportunities, but where housing options are extremely limited. There are 274 contemporary, efficient, and attainable units.
This new section of the original Glassford Hill Marketplace includes new retail and commercial sites just north of Glassford Hill bringing the unique Alliance Building Materials to town and additional food options, personal services, and jobs.
Fain Signature Group created a multimedia company complete with digital, streaming, web, and outdoor media offerings focused on solutions and positivity in order to support the region's businesses while providing a leading source of information, news, and events for residents. Now one of the leading multimedia organizations in Central Arizona, the proof is in the positivity and collaboration with the community. Adjacent to the Quailwood Community, Parsons Preserve was developed with the Town Council and neighboring developments to meet the shortage of homes while responding to the natural topography and aesthetics of the land and surrounding areas to maximize the beauty of the neighborhood.
